TECO designs and builds corporate offices in commercial buildings and office blocks inside factories in industrial parks. Corporate offices: Baxter (Diamond Plaza), Glass Egg, Osprey, Xolve, Headhunt, U&I Logistics, FMS Xentinel. Factory offices: Fujiya, Megmilk, Intimex.

One contractor from space planning, joinery, power, air-conditioning and data to the fire protection dossier and fire safety acceptance. We work after hours and at weekends under building rules to shorten the wait before you move in.

Why companies choose TECO for their offices

  • Experience with FDI clients and Grade A buildings: Baxter, Glass Egg, Osprey, JLL, Stanley Black & Decker – familiar with building management approval procedures.

  • After-hours and weekend work while the building is in operation.
  • Fire protection in the same package: TECO prepares the fire protection dossier, installs the system and completes fire safety acceptance.
  • Class II Construction Capability Certificate No. HCM-00062710.

Factory offices and office blocks in industrial parks

Few contractors can deliver both the factory building and the office interior. TECO does both, so one contractor takes the factory office block from structure, masonry and MEP through to interiors, and the owner does not have to coordinate several contractors.

  • Aligned with the factory schedule: the office is built together with the factory, or after the plant is already running.
  • Familiar with FDI requirements, especially Japanese clients: quality documentation, occupational safety, milestone-based schedules.
  • Office separated from production: separate access, sound insulation, dust control and dedicated air-conditioning for the office block.
  • Furniture from the TECO joinery workshop: workstations, filing cabinets, reception counter, meeting rooms.
  • Permits: TECO prepares the building permit application and the fire protection dossier and completes fire safety acceptance.

Offices in Grade A and B buildings

Office buildings have their own fit-out rules. TECO submits the fit-out documents to building management before mobilising and works strictly to the rules:

  • Noisy work, drilling and cutting are done outside office hours and at weekends.
  • Materials and debris are moved at night through the service lift on the building’s schedule.
  • Dust screening and protection of lobbies, corridors and lifts.
  • Worker registration and safety documents as required by building management.
  • Fire protection and air-conditioning adjusted to the new layout, with fire safety acceptance.

Renovating and expanding an occupied office

An office in use can still be renovated: TECO splits the floor into zones, works after hours and sets up temporary seating so your team keeps working. Typical items: new seating layout, extra meeting rooms, new ceilings and floors, upgraded power, data and air-conditioning.

Our 6-step process

  1. Survey – headcount, ways of working, existing premises, building rules
  2. Space planning – work areas, meeting rooms, pantry, escape routes
  3. 3D design and technical drawings – materials, construction drawings, building submission, fire protection dossier
  4. Quotation and contract – itemised quantities, committed schedule
  5. Construction – joinery made in the workshop, site work after hours under building rules
  6. Acceptance and handover – fire safety acceptance, handover, maintenance

Frequently asked questions

Can you work while the building is in operation?

Yes. TECO works after hours and at weekends, submits fit-out documents and follows the building management’s construction rules.

Does TECO handle the fire protection dossier and fire safety acceptance for offices?

Yes. When the layout changes, TECO adjusts the fire protection system, prepares the dossier and completes fire safety acceptance.

What drives the cost of an office fit-out?

Floor area, the building’s handover condition, number of meeting rooms, materials, and power, air-conditioning and data systems. TECO surveys and sends an itemised quotation.

Does TECO build offices inside factories?

Yes. Because TECO builds both factories and offices, we take on the whole factory office block: structure, masonry, MEP, interiors, building permit and fire protection. Clients include Fujiya, Megmilk and Intimex.

Can an occupied office be renovated?

Yes. TECO works zone by zone after hours with temporary seating, so the company keeps operating normally.
