Factory Office Design and Build

Factory office design and build sits between two trades: industrial construction and office fit-out. The office block has to meet the industrial park’s planning and fire safety rules, connect properly to the production hall, and is often needed first so plant management can move in.

TECO builds both factories and office interiors, so we take on the whole office block – structure, MEP, interiors, building permit and fire safety acceptance – with one point of responsibility.

Three types of factory office we deliver

TypeWhen it fitsWhat TECO does
Stand-alone office block (admin building, detached or linked to the factory)New plants needing a reception, meeting rooms, audit area, canteen and changing roomsArchitecture, structure (reinforced concrete or steel frame with composite deck), MEP, fire protection, interiors, building permit
Office inside the factory (ground-floor or mezzanine office)Running plants needing space for QC, planning and line supervision; leased factoriesFloor and frame load check; acoustic and thermal partitions; ceilings; dedicated air-conditioning; escape routes; interiors
Factory office renovationOffices that are cramped, worn or need new functions: meeting rooms, audit area, canteenCondition survey, options, strip-out, new MEP, ceilings and partitions, interiors, fire safety updates

When renovating or extending an office in an operating plant, we phase the work, fence off the site and work after hours and at weekends so production is not disrupted.

Why plant owners choose TECO

  • One contractor for the whole office block: few contractors handle structure, masonry, MEP and interiors. TECO builds both factories and offices, so the owner does not have to coordinate several contractors at the interfaces.
  • We understand the interface with the factory: movement joints, floor levels, fire separation between the two blocks and service routes are solved at design stage, because we build factories too.
  • Familiar with FDI requirements, especially Japanese clients: quality records, site safety, milestone schedules.
  • Work inside operating plants: we follow the plant’s EHS rules, permit-to-work for each task and hot-work permits for welding and cutting.
  • In-house 1,300 m² joinery workshop and 1,200 m² steel workshop: workstations, filing cabinets, reception counters, partitions and secondary steelwork are made in our own workshops.
  • Daily and weekly reports with photos, quantities and open issues, so owners far from site still know where things stand.
  • Class II Construction Capability Certificate No. HCM-00062710 for design and construction of civil and industrial works.

When a project targets green building certification (LEED, EDGE, LOTUS), we design and build to the certification criteria and work with partner certification consultants.

Our 7-step process

  1. Survey – the site or existing factory, and the plant’s operating requirements
  2. Clarify requirements – work with the owner and related parties (parent company, industrial park authority, consultants, other contractors) to fill gaps in the brief and advise on plant-specific needs
  3. Design options – layout, structure, MEP, fire protection, interiors; agreed with the owner
  4. Technical and permit documents – construction drawings; building permit application, fire protection dossier
  5. Quotation and contract – detailed quantities, schedule tied to the project’s milestones
  6. Construction – to the approved method statements, step-by-step inspections, daily and weekly reports
  7. Acceptance and handover – fire safety acceptance, as-built drawings, equipment records, maintenance procedures

Frequently asked questions

Can TECO build or fit out an office while the plant is in production?

Yes. We fence off the work area, follow the plant’s EHS rules and permit-to-work system, obtain hot-work permits for welding and cutting, and schedule noisy or dusty work after hours and at weekends.

Should we build a separate office block or an office inside the factory?

A separate block suits plants that need a reception, meeting rooms, an audit area and full separation from noise and dust. An office inside the factory is faster, uses no extra land and suits QC, planning and line supervision, but floor loads, acoustics, escape routes and fire safety must be checked first. We survey the site and recommend an option based on how the plant runs.

Does TECO renovate existing factory offices?

Yes. We survey the existing structure, electrical, air-conditioning and fire protection systems, propose what to keep and what to replace, then renovate in phases so the office and factory can keep working.

Does TECO prepare the building permit and fire safety dossiers for the office block?

Yes. We prepare the building permit application and the fire protection design dossier for appraisal, and carry out fire safety acceptance.

Does TECO do the structure or only the interiors?

Both. We take on the full package from foundations, frame, masonry, MEP and fire protection to interiors, or individual packages when the owner already has other contractors.

Our parent company is overseas. How do we follow progress?

We send daily and weekly reports with photos, quantities, progress against plan and the items that need the owner’s decision.
